The structure is clean

Open the layers. Are things named? Grouped sensibly? Built with reusable components? A clean structure is the difference between editing in ten minutes and fighting it for two hours.

It loads fast

Speed is a feature. Bloated templates with huge unoptimised images cost you visitors and rankings. The good ones are lean and score well out of the box.

The CMS is ready, not bolted on

If the template has a blog or a portfolio, the CMS should already be wired up properly — fields mapped, collection pages built. You should be adding content, not rebuilding the plumbing.
